General information
Building A of the Teraszpark neighbourhood was built on the address X.Gém u. 6. The construction was finished on the 12th november, 2009.
There are 183 flats and 2 shop’s in the building. The building has 4 staircases with one elevator for 8 persons in each staircase.
In the basement and on the ground floor of the 8-storey-high building a closed hall-garage was built for parking the cars. There are further open parking places around the building.
The service rooms (such as the main electrical switchboard, storage rooms etc.), the staircases and the elevators can be accessed from the main entrance hall.
On the standard levels closed, ventilated central corridors were built (with gres tiling on the floors), from which the different apartments open. The vertical shafts for the supply lines and meters of the different utilities are separated by steel-structured doors.
Structure of the building
The foundation of the building will be piles and Rc. Slabs.
The building structure will be an in situ cast r. concrete skeleton, with Ytong brick walls on the façade and between the apartments.
The building has an underground level, ground floor, general floor levels, terraced floors and a roof level built with step back. 8 storeys altogether.
On the façade various terraces and balconies dissolve and refine the mass volume of the building.
The separating walls between the flats provide also for sound isolation. The brick walls on the façade will be plastered. All separating walls are planned with traditional structure, made of 10 cm wide brick-walls.
Windows and doors
- Internal doors: Laminate-type doors,with frame, toilet and bathroom has the option to be locked from the inside.
- On the façade: plastic doors and windows in various sizes, with vertical, horizontal or vertical-horizontal opening fittings,
- Flat entrance doors : security doors with multi-point locking system, with laminated white or wood-patterned surface.

- Quality: first-class
- in the rooms: laminated parquet with edge bands, available in 4 optional colors
- bathroom: gres tile flooring and ceramic wall tiles up to door height, all around
- Kitchen: gres tile flooring and ceramic wall tiles.
- height: 60cm, between the lower and the upper kitchen cupboards
- WC: gres tile flooring and ceramic wall tiles up to 120cm height, all around
- entrance-hall: gres tile flooring , with 7-10 cm footing
- balcony: frost resistant Gres tiles

The bathrooms and lavatories (and other rooms without a window) will be ventilated by time-lag action fans, extracting used air through a closed ventilation-duct system to above the roof level.
Kitchen
Kitchen furniture: lower and upper cupboards (with a work-surface), with laminated surfaces, including stainless steel sinks and taps, GROHE or equal quality, as per drawings.
Electrical appliances
The master switch for electricity will be installedon the ground level. The individual apartments and the common areas of the building will be supplied from here. 3 x 16 Amperes will be provided for each apartment..
Parking and storage areas will be supplied from the common electrical system of the building. The main customer switchboards will be installed in the forerooms, outside the wall.

All materials used are in conformity with the MSZ 16000 requirements.
Heating
Heating and hot water supply will be ensured by 2 gas boilers located in the central boiler-room together with the hot-water supply unit. In the flats steel plate radiators will serve as means of heating. The heat consumption of each apartment will be measured by meters located on each level either in the flat or in the corridor.
Water supply, sewage
The Cold water from the public network will be supplied thorugh a central meter to the heating central. For the measurement of The individual cold- and hotwater consumptions of each flat will be measured by water sub-meters installed on the corridors. The rainwater and sewage network of the building will be connected to the public network.
Gas supply
Gas from the street network will be supplied into a gas-connection room in the building. In the building, the gas will be used for the central heating system. There will be no option to use gas appliances in the flats. kitchen appliances will be operated by electricity.
Ventilation
The garage under the building can be ventilated partly by natural, partly by mechanical ventilation. In the bathrooms and toilets ventilation will be provided by natural ventilation or by time-lag action ventilators.
Pre-installations for ventilation ducts in the kitchen will be made only in windowless kitchens. The connection of the vapour extractor to the duct will be solved by the Purchaser himself. In the flats with windows in bathrooms and kitchens ventilation grids will be built on the façade.
Cooling
There will be a connection point for one split unit, including mechanical and electrical lines, in each flat .
The seller is obliged only to establish the connection point. Purchase of the internal and external units and connecting them to the connection point will be the Purchaser’s obligation.
The purchaser may connect the internal unit from the living room and the external unit from the balcony to the preparation point.
In the flats without balcony the external unit can be installed according to the mechanical plans.
Telephone
Sockets in the walls:
In studio flats: 1 telephone and 1 TV cable socket in the living room.
In 2- or more-room appartments : 2 telephone and 2 TV outlets, 1-1 in the living room and the other 1-1 in the closest room to the living room. There are possibilities of individual lines of ISDN, ADSL (requires a separate agreement between the tenant and the telephone company)
If the Purchaser wishes to have more outlets, or if he would like that the 2nd outlet will be in a room which is not the closest one to the living room, he will have to pay for the extra costs.
Last dates for modifications:
I., II. level: 15.06.2008.
III., IV. level: 30.06.2008.
V., VI., VII., VIII.:30.07.2008.
From these dates no internal wall changes could be done.
The Technical Description is based on the architectural design. The technical description may be modified by the architect in case the building regulation laws are amended or due to technical reasons and in case the design needs to be modified by the architect.
TERASZ PARK Kft. reserves the right to build in and use other materials and products in same quality in lieu of the built and used materials and products specified in the present Technical Description during the construction.
During the construction of the apartment house we use solely first-Class materials and we take over only first class quility of work from the contractors.
